For many Kiwis, building their own home is one of their

design and build a house suited exactly to your tastes, family
needs and lifestyle.
The first step is often one of the most difficult. Finding
a section or block of land that is in the right location, price
range, has good light and drainage is often challenging.
While flat sections will generally cost more than a sloping
section, building on an incline can increase the cost of the
house. Foundations are likely to cost a lot more and you also
need to consider your garden design.
If the section slopes you may need to consider the cost of
building retaining walls to create levels. It would be a good
idea to talk to builders and landscapers before purchasing or
choosing a section.
Once you have your perfect section, the next step is to
draw up the plans for pricing. A building company may have
set plans you can use, however these may not be suitable for
every section. You may want a draughtsperson to sketch up a
draught plan according to your requirements.
Once the pricing has been agreed on a draughtsman
would draw up the permitted plans for the council and send
to council for a permit.
Once approval is granted construction can begin. Before a
foundation is poured, decisions need to be made regarding
plumbing fittings to be used and the kitchen layout as these
need to be piped out to be incorporated in the slab floor.

and start enjoying the home of your dreams on schedule.

• Consider your budget realistically before you get
underway. Providing an accurate budget right from
the start of the process helps to ensure you will get
the best possible return from your investment.
• Define your design style. Create a folder with
magazine articles and features of homes or rooms
you like, include internal and external colours,
fittings and fixtures, along with furniture ideas. This
will be useful for all of the consultants who will be
involved in your build.
• Don’t be afraid to tell us what you have in mind
for your new home. It's very important that we
understand exactly what you want, particularly your
'must-haves'. If you don't tell us, you can be sure
we'll be asking you lots of questions.
